The Selling Process
Once you decide to sell and have chosen a real estate agent, you are ready to put the wheels in motion to achieve your goal!
| Step 1: |
Identify the price:
Your agent will complete a comparative market analysis and determine an
opinion of value. We like to recommend a range of asking prices. One
for an immediate sale, one for a sale within 90-180 days and one for
180 days and beyond. We will then help you decide how to approach the
market based on your needs. |
| Step 2: |
Listing your property:
You will enter into a Listing Agreement with the real estate company.
The agreement outlines the listing period, listing price, terms,
professional fees and responsibilities of both agent and seller. |
| Step 3: |
Marketing/Agent Activity:
Your property will be entered into the Multiple Listing Service (MLS)
and a sign will be placed on the site. The superior full service agent
will prepare a customized marketing plan just for your property. |
| Step 4: |
Offer Acceptance:
The art of successful negotiating is dependent upon experience. With
the assistance of an experienced and skillful agent, you will negotiate
the offer into a contract and be one step closer to selling your
property. |
| Step 5: |
Getting to the closing table:
The terms and price of the offer have been negotiated by both you and
the buyer – congratulations! You are officially “under contract”.
However, there is still much to do. At this point, a well-informed and
educated agent will see you through the following process:
- Work with your attorney to meet all conditions of the contract;
- Follow-up on the buyer’s loan process until a loan commitment is made;
- Assist the buyer’s agent, where necessary, to keep the transaction on track;
- Transfer utilities.

This process can take anywhere from 2 to 3 months depending on the
nature of the transaction. More often than not, the closing is
done by mail. Your presence is not required once you have removed
any personal items you wish to keep.
Marketing Action Plan
We
have found that creating a system is the best approach. We call
ours the “Marketing Action Plan”. Our plan is
designed to create activity to get maximum exposure.
Here’s how it works:
Listing: within
24 hours of receiving your signed listing agreement, your listing is
activated in the MLS with color photos and the most
detailed information available. Information is good!
Sale Sign: your sale sign is immediately placed on your property with a flyer box filled with custom made brochures.
Marketing Package:
we prepare a marketing package for Agents and Prospective Buyers.
Several sets are kept on hand for quick and easy distribution.
The Marketing Package normally includes a flyer, MLS sheet, copy of the
survey and Investment Analysis, if applicable.
Slide Show: your cottage is placed on our Sales website, www.outerbeaches.com, for easy viewing from home!
Sales Boards:
your property is featured on the Sales Boards in all three office
locations - great for walk-in visitors and Prospective Buyers.
Prospecting Our Data Bases:
a marketing package is mailed to rental guests that have stayed in your
cottage during the past two years and to all Prospective Buyers in our
contact management data base (we use “Top Producer”).
As one of the largest property management companies on Hatteras Island,
we also have access to more than 10,000 potential buyers - the rental
guest!
Subdivision Marketing:
a letter is sent to neighboring property owners informing them of the
newly listed property. Perhaps they know someone they would like
for a neighbor!
Advertising: an advertisement is created for several local publications.
Follow-up: calls are placed to Fellow Realtors that have shown the property and their comments are passed on to you.
Communication:
communication and more communication. You’ll receive copies
of all marketing pieces and correspondence to all prospects.
Notes are made in our data base file and a written activity report is
generated and mailed to you on a monthly basis.
Website: your property is advertised on two different websites: www.outerbeaches.com , www.DottieandJack.HomesandLand.com, and www.hatterasislandhomes.com
Seminars: Weekly Buyer Seminars are held in all 3 office locations. All are welcome.
